Emerald of Katong is an upcoming private residential that is located in the centre of Mountbatten close to the city’s core. It belongs to the East Region of Singapore. Its land parcel was introduced in June 2022 as one of the sites for the Government Land Sales Programme for 2nd half f 2022. This land parcel is very sought-after due to its strategic location and very near to one of Singapore’s biggest recreational parks, the East Coast Park. The land parcel has an approximately size of 2 hectares and with a gross plot ratio of 3.5. The tenure of this development belongs to 99 years. It is also in the Joo Chiat and Katong estate which close to Paya Lebar and Siglap. Here is home to many amenities and equipped with an excellent transportation system. This area was originated as a seafront estate and the adjoining Joo Chiat and Katong today been transformed into recreational and housing options. This area is characterized by its distinctive architectural design of this estate which is donned by vivid coloured terrace homes and shophouses that are of 2 storeys high. The atmosphere differs from one end of the road to the other and the property type changes as well.

The road begins at its North where it intersects with the Changi Road. This place is literally rich in Malay culture dure to its close distance to the Geylang Serai estate. It is basically glittering with many well-established many food stores as well as shops selling Malay groceries.

Most of the property types here are public housing at this portion but moving down towards the junction of Joo Chiat Place and Joo Chiat Lane, it will be dominate by landed housings such as shophouses, semi-detached houses, conversation houses and terrace houses. Another reason why property investors are taking notice of properties here is because this area is very close to one of the high growth areas in Singapore which it is set to take its spillover effects. This area is very near to the Paya Lebar which is next door to Geylang Serai.

The Paya Lebar has been inhibited since 1830s. It is named after the Malay words, “wide swamp”, wide is lebar and swamp is paya in Malay respectively. The most symbolic landmark in this area will be the Paya Lebar Airport that was constructed in 1955 which was meant to replace the old Kallang Airport. It was serving all commercial flights till 1981 when it was all moved to the present Changi International Airport. The Paya Lebar Airport was then converted to air base for the Air Force.

In 2008, the Urban Redevelopment Authority has earmarked both Geylang and Paya Lebar to redeveloped into a commercial hub for the sub-region. The intention was to divest business from the highly dense downtown core to regional centres located in the city fringe.

The Paya Lebar Centre, which is situated close to the MRT Interchange Station, was envisaged to transform into a commercial hub with a surrounding blend of hotel, retail and commercial developments. The connectivity here was further enhanced with the Macpherson MRT Interchange Station starting its operations.

The Paya Lebar Quarter, which was just a small part of the transformation plan, was constructed in 2019. This integrated township project was just a portion of the government’s planning to redevelop the Paya Lebar Central, which is 12 hectares in size, into a sub-region commercial hub. This project sits on the intersection of Sims Avenue and Paya Lebar Road. It consists of 3 towers of Grade-A offices, 2 private residential towers and a retail and lifestyle mall.  The mall itself will have direct link to the MRT station.

In 2021, more planes were announced by the government to rejuvenate the heritage culture of Geylang and Paya Lebar estates. Majority of these transformations will happen next to the Paya Lebar Quarter an the Paya Lebar Central. This means that the next transformation for this area will be much wider. 3 of the landmark buildings that exist will undergone redesigning.

Calls were made to redesign the Geylang Serai Wisma, the Joo Chiat Complex and the Geylang Serai Market. The purpose of the redesign is to refresh the Geylang Serai stretch into a lively cultural district. These landmarks will be the focal points of this heritage precinct. The transformation also include revitalizing the area by adding more community spaces as well as enhancement on the current infrastructure.

More redevelopment plans have been in place for Paya Lebar estate as well as its neighbouring precincts. Majority of these plans will be happening after 2030 with the Air Base being relocated. With this move, it will free up approximately 800 hectares land for other usage. The Urban Redevelopment Authority has also announced in 2022 as it is looking to transform the area of the Air Base to a town that is of new generation with jobs, lifestyle and housing options which will come with networks of waterways, natural corridors and parks. These redevelopment plans which be covering about the size of 5 Toa Payoh estate.

Transport Network
Emerald of Katong is approximately 700 m away from the Tanjong Katong MRT Station. This MRT station. This fully undergrounded MRT station is slated to start its operations in 2024. The MRT station will be operating the MRT Thomson East Coast Line. The location of the MRT station will be below the intersection of Amber Road and Tanjong Katong Road South.

The MRT Thomson East Coast Line will be of mid-capacity and will be approximately 43 kilometres long and with 32 MRT stations. It runs the combination of the east-west and the north-south corridor. The start point of this MRT service will be the Woodlands town that is located on the island’s northern tip. It then runs along Upper Thomson area and passing by the Ang Mo Kio town and the Bishan estate before it reaches the Orchard area and then the Marina South.
