The landscape has also changed a lot since the completion of its land reclamation which created the East Coast Park which also houses a small sized jetty and a lagoon that is manmade. This area is also home to many luxury seaside chalets as well as private condominium developments. As this area is also very close to Geylang Serai, residents here will be able to feel the excitement of the bazaar at Geylang Serai during festive season such as Hari Raya Puasa. These bazaars will house stalls that sell street food, shoes as well as clothing.

The site of Royal Hallmark has previously belonged to Casuarina Properties. The Lee Family members and Lee Foundation are the controlling parties of Casuarina Properties. This land parcel has previously belonged to one bungalow and 10 terrace houses that are of 3 storeys high. They were built more than 20 years back and had underwent upgrading 10 years back. The land parcel was put up for sale via expression of interest back in October 2020.

The site which comprises of the plot size of approximately 25,054 square feet and a gross plot ration of 1.4 was successfully acquired by a consortium that makes up entities which are linked to Nobel Design’s Terence Goon, Lian Huat’s Patrick Kho and 2E Capital’s Von Lee and David Ong in November 2020.
