The land area of the land parcel is approximately 11,977 square feet with a gross plot ratio of 2.8. There is also a bonus of additional 7 per cent balconies gross floor area.  This works out tor maximum of 35,882 square feet for the gross floor area permissible. With inclusive of a low development charge of approximately $300,000, the acquisition price is translated into $1,434 per square foot per plot ratio.  There is a potential to for the land plot to build up to 36 apartment units with size averaging around 914 square feet.

The buyer for Surrey Point is ASK Development, an entity that was incorporated as a result of a joint venture between 3 parties i.e. Kay Lim Realty, Santarli Capital Venutre and Creative Investments. The biggest shareholder is Creative Investments which is a subsidiary that is wholly-owned by Amara Holdings. Amara Holdings is an hotelier and real estate developer that is listed on the mainboard. Creative Investments holds 40% share of the ASK Development while the rest of the 2 partners each hold 30% of the share.    

The Newton estate is an appealing residential district that is close distance to the city core with good dining and education facilities in its vicinity. Though property prices here are relatively high, they still posed high demand. Transport Network
The location of Sanctuary @ Newton offers its future residents an option to choose between the Novena MRT Station and the Newton MRT Interchange Station. The Novena MRT Station is approximately 500 m away 500 m or 6 to 7 minutes’ walk away from the development. It operates the MRT North South Line. Future residents can walk towards the underground basement next to Goldhill Centre approximately 400 m way and using that to access to the MRT Station.

The MRT North South Line is of high capacity and is the first MRT line to be constructed for Singapore’s subway network. The length of this service line is approximately 45 kilometres long and it serves 27 MRT stations. This MRT service line covers the Central Area, passing through some of the island most established residential estates and up to the North region of the island before it move westwards to terminate at Jurong East. This MRT Service starts to run from the Marina Pier MRT Station and move to the Raffles Place MRT Interchange Station and the City Hall MRT Interchange Station. Both these interchange stations care cross platforms to the MRT East West Line. The line then runs to the Orchard area and then to Newton and Novena. After the Central Area, it continues to head North ward to the established residential estates of Toa Payoh, Bishan and Ang Mo Kio. This service line then move towards northern residential estate of Yishun and Sembawang before it turn west ward to Woodlands and Kranji. It then curves in the south direction to Choa Chu Kang, Bukit Gombak and Bukit Batok before it ends at Jurong East.

The MRT Downtown Line is of mid-capacity. It is the fifth MRT service line of the MRT network. It is approximately 41.9 kilometres long and serves 34 MRT Stations currently. It currently runs from the Expo MRT Interchange Station that is in the eastern region to the Bukit Panjang MRT Station located in the North-West region through the Central Area. This MRT line generally runs in from the east to the west. This MRT line starts at the Changi Business Park then move northwards to the Tampines Regional Hub before it continues to parallel Ubi Avenue 1 and Ubi Avenue 2 to the Kaki Bukit and Kampong Ubi industrial estates the line then continues in the westwards direction generally to the Gelyang Bahru area. The MRT Line intersects between Jalan Besar MRT Station and Bencoolen MRT Station and goes southwest direction to Chinatown MRT Station which interchanges with the MRT North East Line.

The line then passes through Bayfront and Promenade MRT Interchange Stations which run parallels to MRT Circle line. It then leaves the downtown financial core to Bugis and Little India before leaving the Central Area and move towards the Bukit Timah and Upper Bukit Timah estates and then goes in the direction of the northwest to terminate at the Bukit Panjang MRT Station.

For future residents, at the Novena MRT Station, they just need to travel 3 MRT Stations towards the North direction to arrive at the Bishan MRT Interchange Station where they could easily transit to the MRT Circle Line. And on the opposite direction, the Orchard MRT Interchange Station is just 2 MRT Stations away. The MRT Thomson East Coast Line will be estimated to start its operations in 2022 at the Orchard MRT Interchange Station. The Dhoby Ghaut MRT Interchange Station which is one of the major MRT exchange in Singapore is 4 MRT Stations away from the Novena MRT Station. The Dhoby Ghaut MRT Interchange Station serves the MRT North east Line and the MRT Circle Line as well. Just 1 MRT station after the Dhoby Ghaut MRT Interchange Station will be the City Hall MRT Interchange Station follow by the Raffles Place MRT Interchange Station where both also operates the MRT East West Line.

For future residents of Sanctuary @ Newton who drive, it is approximately 13 minutes’ of drive away from the Central Business District. To Orchard Road, it will only take them approximately 8 minutes of driving. For those frequent flyers, they might be glad to know the development is just approximately 30 minutes to the Changi International Airport.
