Lentor Hills Residences is an upcoming residential development that is located in District 26, North East Region of the island. This development resides in the Ang Mo Kio Planning Zone under the Urban Redevelopment Authority’s Master Plan. This site, together with the rest of the confirmed sites, is estimated to yield approximately close to 2,000 new homes. The land parcel, with a 99 years leasehold tenure, has an estimated land size of approximately 1.71 hectares and with a gross plot ratio of 3.0. It was launched for tender in September 2021. The site was near to the Lentor Central site that was launched during the 2021 Government Land Sale exercise which had garnered much interest from various real estate developers.

The land parcel of Lentor Hills Residences has previously belonged to the Lentor forested area. Towards its north direction will be facing the new mixed development that comprises of private residential and commercial components of the Lentor Central land parcel. At its south, will be facing to another private development which the land parcel was introduced in 2nd Half of 2021 as one the 6 sites in the reserved list. The west direction of Lentor Hills Residences’s site will be facing the Thomson Grove Condominium which is also sitting along the Lentor Hills Road. The east of the development’s land parcel is toward Tagore Road where the Tagore industrial estate is located.

Transport Network
Lentor Hills Residences is approximately 200 m away or 3 minutes away from the Lentor MRT Station which will be operating the MRT Thomson East Coast Line. This MRT Station is fully underground and is just situated at the junction of the Ang Mo Kio Avenue 4 and the Yio Chu Kang Road, below the Lentor Drive. The MRT Thomson East Coast Line is a full undergrounded MRT service line that is of medium capacity. It is approximately 43 kilometres long and serves 32 train stations. It then continues east wards to the Bedok South and finally terminates at the SungeiBedok MRT Interchange where the MRT Downtown Line is also operating there. The MRT Thomson East Coast Line will further extend itself to the Terminal 5 of the Changi International Airport in the future.
