My early pricing view
Amberwood does not appear cheap in absolute terms.
A three-bedroom starts above $2.5 million.
A four-bedroom starts above $3.1 million.
A five-bedroom Premium starts just under $4 million.
But the more interesting point is that the pricing appears relatively compressed on a psf basis.
Most of the headline starting prices sit between roughly:
$2,921 and $3,010 psf
That suggests buyers should focus less on headline psf differences and more on:
absolute quantum + useful space + layout + stack + specification
because a difference of 20–70 psf can look small while the total purchase price changes by hundreds of thousands of dollars.
Is Amberwood Really “Below $3,000 PSF”?
Mostly, yes — at least for several of the headline indicative starting prices.
The current examples include:
- 3 Bedroom: $2,945 psf
- 3 Bedroom Flexi: $2,966 psf
- 4 Bedroom: $2,921 psf
- 4 Bedroom Premium: $2,994 psf
- 5 Bedroom Premium: $2,990 psf
- 5 Bedroom Luxe: $3,010 psf
So the marketing claim that Amberwood “starts below $3,000 psf” is factually supported by the indicative examples.
But buyers should not stop there.
A project can be below $3,000 psf and still be expensive if the unit size pushes the quantum high.
That is exactly what happens here.
The real pricing discussion is not:
“Is Amberwood under $3,000 psf?”
It is:
“What am I paying in total, and what do I get for the step-up?”
3 Bedroom Pricing: $2.568M vs $2.841M
The first comparison is:
3 Bedroom
872 sq ft
$2,568,000
$2,945 psf
versus:
3 Bedroom Flexi
958 sq ft
$2,841,000
$2,966 psf
The Flexi costs:
$273,000 more
for:
86 sq ft more
The psf difference is only:
$21 psf
That is very small.
This is exactly why the C3F Flexi layout becomes interesting.
The buyer is not paying a substantially higher psf.
The buyer is mainly paying for more area.
Is the $273k premium worth it?
That depends on whether the additional Flexi space genuinely improves daily living.
If you would use it as:
- home office
- study area
- children’s homework zone
- extended dining
- flexible family space
then the extra $273k may be easier to justify than if it simply creates unused floor area.
This is consistent with our Floor Plan Analysis, where C3F stood out because the additional space appears to create a distinct function rather than just enlarging an existing room.
NLR view
The 3 Bedroom Flexi does not look expensive on a psf premium basis.
But $273,000 is still meaningful money.
So buyers should judge the Flexi by utility, not by the fact that its psf is only slightly higher.
Comparing the Amberwood 3-Bedroom Options?

- 129 sq ft larger than the 3 Bedroom Flexi
- $334,000 more expensive
- but starts at $45 psf lower
That creates a genuine buyer question.
Could the 4 Bedroom offer better relative value?
Potentially.
A buyer stretching from the 3 Bedroom Flexi at $2.841M to the 4 Bedroom at $3.175M is paying:
$334,000 more
for:
- one additional bedroom
- 129 sq ft more floor area
- a larger family product
- lower headline starting psf
That does not automatically make the 4 Bedroom better.
The absolute quantum is still higher.
But for a family that genuinely needs four bedrooms, this may be one of the most important comparisons in the entire project.
NLR view
If the final price list preserves this relationship, the standard 4 Bedroom could become one of Amberwood’s strongest value propositions.
It is one of the first units I would examine on booking day.
4 Bedroom Premium: Is the $499k Step-Up Justified?
The indicative 4 Bedroom Premium starts from:
$3,674,000
for:
1,227 sq ft
or:
$2,994 psf
Compared with the selected 4 Bedroom:
- price increases by $499,000
- floor area increases by 140 sq ft
- psf increases by about $73
That is a more substantial step-up than the 3BR-to-3BR-Flexi comparison.
The Premium layout adds more than just headline area.
Depending on exact type, buyers may gain:
- larger living/dining
- improved kitchen configuration
- yard
- walk-in wardrobe
- more generous bedroom proportions
- larger balcony
- different stack positioning
But $499,000 is enough money that the premium needs to be justified.
What I would ask
Does the 4 Bedroom Premium feel almost half a million dollars better than the standard 4 Bedroom?
That question should be answered at the showflat, not from the brochure.
NLR view
The 4 Bedroom Premium may appeal strongly to own-stay families.
But from a value perspective, I would want to see:
- final floor premiums
- stack differences
- exact D4P/D5P/D6P pricing
before assuming Premium is automatically the better purchase.
5 Bedroom Premium at $3.992M: A Surprisingly Interesting Step-Up
The 5 Bedroom Premium starts from:
$3,992,000
for:
1,335 sq ft
or:
$2,990 psf
This is only:
$318,000 more
than the 4 Bedroom Premium example at $3.674M.
Yet it adds:
108 sq ft
and one additional bedroom.
That is one of the more interesting price relationships in the launch set.
Why this matters
A buyer already prepared to spend around $3.7 million on a 4 Bedroom Premium may find the 5 Bedroom Premium within reach.
That creates a possible internal competition:
4BR Premium vs 5BR Premium
rather than simply:
4BR vs 4BR Premium
For larger families, the additional $318k may provide:
- fifth bedroom
- more flexibility
- larger household capacity
- broader long-term own-stay usefulness
But there is a catch
The jump from $3.674M to nearly $4M is psychologically significant.
Once buyers cross into the $4 million range, their alternative set broadens.
They may start comparing:
- larger resale condos
- freehold options
- other prime District 10 projects
- larger units elsewhere in Bukit Timah
So the 5 Bedroom Premium may be attractive inside Amberwood, but still needs to be judged against the wider market.
5 Bedroom Luxe: $4.699M Is a Different Buyer Decision
The 5 Bedroom Luxe starts from:
$4,699,000
for:
1,561 sq ft
or:
$3,010 psf
Compared with the 5 Bedroom Premium:
- price increases by $707,000
- floor area increases by 226 sq ft
- psf rises by only about $20
Again, the psf premium looks small.
But the quantum premium is not.
The Luxe buyer is paying for more than space.
Depending on the unit, Luxe features include:
- natural marble
- private lift
- upgraded appliance package
- V-ZUG steamer
- larger hob
- Liebherr wine chiller
- concealed ducted air-conditioning
- larger common areas
- potentially lower-density block positioning
This is why Luxe should not be evaluated purely on psf.
NLR view
At $4.699M, the 5 Bedroom Luxe becomes a lifestyle purchase first and a value comparison second.
The buyer has to decide how much they personally value:
privacy + specification + space + block positioning
because the alternative market becomes considerably wider once the budget approaches $5 million.
Amberwood Price Ladder: Where Does the Money Actually Go?
A simple way to understand the current launch pricing is:

because the additional $318k buys another bedroom and 108 sq ft.
Those two comparisons may ultimately shape buyer decisions more than small psf differences.
How Does Amberwood Compare With Skye at Holland?
This is the most obvious benchmark.
Skye at Holland launched in 2025 in District 10 near Holland Village MRT.
Its official launch prices started from:
- $2.40M for a 3 Bedroom, 915 sq ft
- $3.34M for a 4 Bedroom with private lift, 1,238 sq ft
and the project subsequently sold 658 of 666 units on launch day at an average price of approximately $2,953 psf.
Amberwood’s selected indicative starting prices sit broadly around the same psf level.
That is significant.
But this is not an apples-to-apples comparison
Skye at Holland offers:
- Holland Village MRT proximity
- 40-storey towers
- Holland Village lifestyle access
- very different density and views
Amberwood offers:
- low-rise setting
- larger family-heavy unit mix
- Holland Plain transformation
- future Community Plain
- a quieter GCB-fringe environment
So I would not say:
Amberwood is cheaper than Skye at Holland.
or:
Amberwood is better value because the psf is similar.
Instead:
Amberwood is entering the market at a psf level broadly comparable with Skye at Holland’s achieved launch average, but the buyer is purchasing a very different residential proposition.
That is the more useful comparison.
The Land Cost Context Matters
URA awarded the Holland Link site to Sim Lian for:
$368.37 million
or approximately:
$1,432 psf ppr.
The adjacent Holland Plain site was later awarded to Sim Lian for:
$454 million
at approximately:
$1,491 psf ppr.
That later land rate is roughly 4% higher.
This does not guarantee that Amberwood will appreciate.
Land cost is not resale value.
But it does create an interesting supply context.
A future project on the adjacent plot starts with a slightly higher land basis.
So one question for Amberwood buyers is:
Does buying the first Holland Plain launch at this pricing give enough entry advantage before the later parcel arrives?
That is more defensible than claiming a guaranteed “first-mover advantage.”
Does Amberwood Look Expensive?
There are two answers.
In absolute quantum terms: yes, it is substantial.
Starting prices are:
- $2.568M for 3BR
- $3.175M for 4BR

On headline psf: less obviously so.

So the stronger question is not whether Amberwood is “cheap”.
It is whether:
the combination of District 10 + low-rise supply + unit size + future Holland Plain transformation justifies the absolute quantum.

I would not declare one definitive winner yet.
But the early pricing creates several interesting candidates.

3 Bedroom Flexi — $2.841M
Only slightly higher psf than the basic 3BR, while providing materially more flexible space.
Most interesting headline value
4 Bedroom — $3.175M
Currently the lowest indicative starting psf.
Potentially important for family buyers.
Most interesting larger-family comparison
5 Bedroom Premium — $3.992M
Only $318k above the selected 4 Bedroom Premium example.
Could be worth serious consideration for buyers already near a $4M budget.
Lifestyle choice
5 Bedroom Luxe — $4.699M
Should be judged on privacy, Luxe features and block positioning rather than psf alone.

- availability

Amberwood’s initial pricing looks more interesting than the headline quantum first suggests.
Why?
Because the indicative psf range is relatively tight.
The selected units cluster around approximately:
$2,921–$3,010 psf
That means buyers are not being asked to pay dramatically different psf rates as they move up the size ladder.
The main financial decision is therefore:
How much more total money are you willing to pay for additional usable space, privacy and specification?
My early view is:
- 3 Bedroom matters for lowest quantum.
- 3 Bedroom Flexi deserves attention because the psf premium is small.
- 4 Bedroom is especially interesting because it has the lowest headline starting psf.
- 4 Bedroom Premium needs to justify a relatively large $499k step-up.
- 5 Bedroom Premium may be more competitive than expected for buyers already near the 4BR Premium budget.
- 5 Bedroom Luxe should be treated as a separate lifestyle product.
I would not yet call Amberwood cheap.
I would not call it expensive either.
The better conclusion is:
The initial pricing appears internally quite disciplined, but the real value test will come when the full stack-by-stack price list reveals how much buyers must pay for the best layouts, floors and facings.
That is when we can properly answer whether Amberwood’s first-mover position in Holland Plain is genuinely an advantage — or already priced in.
