Mori @ Guillemard is an upcoming private residential development that is located in Geylang Planning zone, Central Region of Singapore. Its land parcel is strategically located in the Junction of Lorong 24 Geylang and Jalan Molek. It is behind Guillemard Suites and opposite of Rezi 24, another upcoming boutique sized private residential development.  The development is also near to Penrose that is located at Sims Drive and The Antares located at Geylang East

The site had previously belonged 15 two-storey high terrace houses that are adjoining to each other with addresses at 1 to 21A Jalan Molek and 217 to 223A Guillemard Road. This land parcel has a total site area of 37,131 square feet with a gross plot ratio of 2.8. With the approved written permission from the authorities, the site can be redeveloped into a part 8 level and part 5 level high private residential project. The facing towards Guillemard Road will be limited to 5 storeys high and the side that faces Jalan Molek can build up to 8 storeys high as allowed by the Urban Redevelopment Authority.

This entire site was first put up for sale in 2018. It was successfully acquired by local listed hospitality and real estate group Roxy Pacific Holdings in November 2020. It was deemed to be the largest private property deal at that time with a price tag of $93 million. Roxy Pacific Holdings is also responsible for Arena Residences, which is in the vicinity and just a short walk away from Mori @ Guillemard.

With the rezoning of Geylang the land values there is anticipated to increase which will stimulate the sales there. Properties in those allocated zones which wish to redevelop in the future will need to stick to the permitted usage of the new commercial zone.
