Sceneca Residence is an upcoming mixed use development that will comprise of both residential and commercial components that is located in the Tanah Merah Planning Area.  This area belongs to district 16 which is situated in the East Region of Singapore. The tender for the land parcel was put up in May 2020. The site area for the Sceneca Residence is approximately 1.01 hectares with a gross plot ratio of 2.8. The land tenure of this development belongs to 99 years. Upon completion, the development will comprise of 310 residential units with approximately 2000 square metres of commercial spaces.

Other developments that are within Sceneca Residence’s vicinity include Grandeur Park Residences, The Glades, eCo @ Bedok South, Treasure at Tampines, The Tapestry and The Alps Residences.

This land parcel has attracted a total of 15 tenders from interested parties. This was the highest number of tenders submitted for GLS since May 2018. Eventually MCC Land was emerged as winner with its highest bid at $248.00 million. The winning tender price is translated to $390 per square foot per plot ratio. This meant that the selling price for the developer will be required around $1700 to $1800 per square foot.
