The Collective at One Sophia is an upcoming commercial cum residential development that is located in District, Core Central Region of Singapore. The address of The Collective at One Sophia is located at 1 Sophia Road which is the junction of Sophia Road, Selegie Road and Middle Road. The site of The Collective at One Sophia has previously belonged to Peace Mansion and Peace Centre. Constructed in 1977, the development consisted of 86 apartment units and 232 commercial units. The residential block comprised of a 32 storeys tower whereas the commercial tower is a 10 storeys tall podium. The land parcel has a total plot size of 7,118 square metres and with a gross plot ratio of 7.89 and with a tenure of 99 years leasehold.

Peace Mansion/Peace Centre was put up on sale in September 2021. It was the development’s fifth attempt to enbloc by sale of private treaty. The reserved price for Peace Mansion/Peace Centre was at $650 million. A joint offer by real estate industry’s veterans of KSH Holdings, Chip Eng Seng Corp and Singhaiyi Group had made a successfully bidding for the acquisition in December 2021. The winning price was at $650 million. Inclusive of the premium for the topping up but without considering in the plot ratio for bonus balcony, the wining price works out to be $1,443 per square foot per plot ratio.

Transport Network
The Collective at One Sophia is conveniently located close to 2 MRT stations, i.e. the Rochor MRT Station and the Dhoby Ghaut MRT Interchange Station. The Rochor MRT Station is located approximately 400 m away while the Dhoby Ghaut MRT Interchange is approximately 500 m away. Both the MRT stations are serving different MRT service lines.

The Rochor MRT Station is situated between the Rochor Canal Road and rhe Sungei Road. It is near to the Tekka Centre, LaSalle College, The Verge as well as Sim Lim Tower. The MRT Station was completed and opened its door for commuter in end of 2015. Rochor MRT Station is operating the MRT Downtown Line. This MRT service line is fully undergrounded and is of medium capacity. It started its operations in 2013 and considered as one of the newest service lines for Singapore’s Mass Rapid Transit Network. This MRT service line connects the Expo in the east region to the northwest region’s Bukit Panjang through the Central area. This MRT service line is approximately 42 km in length and servicing 34 MRT stations. It is the MRT network’s 5th service lines.

The general direction of the MRT Downtown will be in the direction from east to west. This MRT service line begin running from the Bukit Panjang MRT Station moves in the direction of Southeast to the private residential estares of Cashew, Hillview and Hume in corresponding to the Upper Bukit Timah Road. It then continues its journey to Beauty World MRT Station and King Albert Park MRT Station, which is scheduled to be an interchange station that will operate the upcoming MRT Cross Island Line.

The Downtown MRT Line then runs parallel to Bukit Timah Canal with stops at the Sixth Avenue MRT Station, the Tan Kah Kee MRT Station before reaching Botanic Gardens MRT Interchange Station which also interchanges with the MRT Circle Line. It then continues the Stevens MRT Interchange Station (which will also operate the MRT Thomson East Coast Line) and Newton MRT Interchange Station.

The MRT Downtown Line then goes into the Central area via the Little India MRT Interchange Station before going into the downtown financial hub via Bugis MRT Interchange Station. It then runs in parallel with the MRT Circle Line with stops at the Promenade MRT Interchange Station and the Bayfront MRT Interchange Station. This MRT service line then heads down to the Downtown MRT Station and the Telok Ayer MRT Station before it reached Chinatown MRT Interchange Station which also operates the MRT North East Line. After which, this MRT service line will then move in the direcrtion of northeast beneath Singapore River towards Jalan Besar, Bendemeer and Geylang Bahru.

The MRT line than moves in a east direction after Geylang Bahru with stopovers at the industrial towns Macpherson, Ubi and Kaki Bukit. It them continue moving to the Tampines Town Centre with stops at the Bedok North MRT Station, the Bedok Reservoir MRT Station and Tampines West MRT Station. It then move in the south direction toward the Changi Business Park to Upper Changi MRT Station and Expo MRT Interchange Station before it terminates at the Sungei Bedok MRT Interchange Station which will also operate the MRT Thomson East Coast Line.

For future residents of The Collective at One Sophia, they just need travel 1 MRT station towards the direction of the Expo MRT Interchange Station to arrive at the Bugis MRT Interchange Station which also operates the MRT East West Line. The Promenade MRT Interchange Station, which is 2 MRT stations away in the same direction, also allow future residents to easily transit to the MRT Circle Line.

The Little India MRT Interchange Station is 1 MRT station away from the Rochor MRT Station n the direction of the Bukit Panjang MRT Station which future residents can easily transit to the MRT North East Line available there. The Newton MRT Interchange is also just 2 MRT Station away in the same direction which allow future residents to transit to the MRT North South Line. The Stevens MRT Interchange Station is just the next stop after the Newton MRT Interchange Station where future residents will be able to transit to the upcoming MRT Thomson East Coast Line. By using the Rochor MRT Station, future residents will have the benefits of transiting to different MRT service lines without having travel far.

For those who prefer to walk a little further, they could also use the Dhoby Ghaut MRT Interchange Station. This MRT Interchange Station is one of the most important transportation hubs in the downtown core of Singapore. It is completed in 1987 and serves a total of 3 MRT service lines i.e. the MRT North South Line, the MRT North East Line and the MRT Circle Line.

The MRT North South Line is the 1st MRT service in Singapore’s Mass Rapid Transit network. It is of high-capacity and is approximately 45 kilometres long and serving 27 MRT stations. It is a loop that is incomplete and runs through from the West Region’s Jurong East through the Woodlands and Sembawang towns in the north and then heads towards the Central area in the south of the island. From the Jurong East MRT Interchange Station, this MRT service line will head towards Bukit Batok estate and Bukit Gombak estate before heading to Choa Chu Kang and Yew Tee. It then continues its journey northeast wards to the Marsiling, Woodlands and Sembawang. At Sembawang, this MRT service line will then move in a general south direction towards Yishun and stopping over at the established residential estates of Ang Mo Kio, Bishan and Toa Payoh. It then moves towards the Central area and enters the Central Business District via Newton and stopping by Orchard, City Hall, Raffles Place, Marina Bay before it terminates at the Marina South Pier MRT Station.

The MRT North East Line will travel starting from the Central area to most of the residential areas in the northeast region of the island. It starts running from Harbourfront and head towards Chinatown and Dhoby Ghaut. It then exit the downtown core via Little India MRT Interchange Station and runs along Serangoon Road to Boon Keng, Potong Pasir, Woodleigh and Serangoon. It then continues to move into the residential estates of Hougang, Sengkang before terminating at the Punggol MRT Station.

The MRT Circle Line is of medium capacity and is approximately 35 kilometres long. It currently serves 30 MRT stations and all are fully undergrounded. It is currently also a loop that is incomplete. It starts from the Dhoby Ghaut MRT Interchange Station and then heads east to the Bras Basah and Raffles Boulevard. It then heads towards Promenade MRT Interchange Station than towards Kallang Basin with stops at Nicoll Highway, Stadium and Dakota. The MRT service line then continues its journey northwards to Paya Lebar Central and then passing through the industrial estates at MacPherson and Tia Seng. It then curves westwards to Serangoon, Bishan and Marymount. The MRT line then moves in a general southwest direction to Botanic Gardens, Holland Village, one-North and Haw Par Villa. At Haw Par Villa MRT Station, the MRT line then curves southeast direction and move along the west coast of Singapore, stopping over at Labrador Park MRT Station and Telok Blangah MRT Station before it terminates at the Harbourfront MRT Station.

These 3 MRT services lines have already covered majority parts of the island. For future residents of The Collective at One Sophia, they will be able to reach almost any part of Singapore by using these 3 MRT service lines. For future residents, living here is almost hassle free when it comes to commuting.

As for drivers, the development is approximately 7 minutes’ drive away from the Central Business District. It is also less than 10 minutes’ drive away from the Marina Bay Financial District. The nearby major expressways of the development include the Central Expressway, the Kallang Paya Lebar Expressway as well as the Pan Island Expressway.
