Irwell Hill Residences is an upcoming residential development that is located in the prime residential enclave, District 9 of Singapore. It is in the River Valley District which is belongs to the Core Central Region of the island. The site of this development is in the cross junction of River Valley Road ad Irwell Bank Road. It is also next to the Leonie Towers which is along Leonie Hill. The development is also opposite of Edward Lee Apartment that is also along Irwell Bank Road. The land parcel was introduced as one of the 5 sites that were put on the confirmed list by the Urban Redevelopment Authority (URA) for the 2nd half of the year 2019 Government Land Sales (GLS) program. The total land size of Irwell Hill Residences is approximately of 1.27 hectares and with a gross plot ratio of 2.8. Upon completion the development will house a total of 445 apartment units. The tenure of this development belongs to 99 years leasehold.

The tender attracted 6 biddings and was awarded to City Development Ltd with its winning bid of $583 million. This is translated to $1,515 per square foot ppr (per plot ratio). The consortium between Sino Group, Sekisui House and Far East Organization came in 2nd highest with its tender price of $560 million which is $1,453 per square foot per plot ration. Frasers submitted its bid of $527 million equivalent to $1,370 psf per plot ratio while Winvale Investment’s bid was the lowest with $409 million equivalent of $1,063 psf per plot ratio.

The site is of mid-sized and is kind of longish on the corner. The longest frontage will be on its west direction that is facing the Irwell Bank Road and a small boundary towards its southern direction will be the River Valley Road.

On its north direction will be a new cul-de-sac short road which will help to link to the land parcel. Right across will be an empty plot zoned under reserved. On the eastern direction will be some of the older private residential developments i.e. Leonie Towers and Riva Lodge.  Both of these developments are not huge.  Riva lodge stands at 13 storeys tall while the larger Leonie Towers has 2 towers at 24 storeys tall. These 2 towers have a wide setback with the facilities and pool being in the centre.  This will provide pocket views for this facing.

The west direction of the site will be the low-rise houses and apartments and with a gross plot ratio of 1.4. This will mean that even if there are redevelopments in the future on this direction, the buildings will still be low-rise which Irwell Hill Residences’ land parcel will still continue to enjoy unobstructed views on this end.

The land parcel is strategically located at the intersection of River Valley and Irwell Bank Road which future residents will be able to gain fast access to a wide array facilities and amenities.
