Baywind Residences @ Telok Kurau

Baywind Residences is an upcoming boutique private residential project that is located in District 15, East Region of Singapore. This development resides in the Katong Planning area, a residential estate that is in the eastern direction from the Central Area. It used to be housing numerous mansions and villas of the wealthy elites back in late 19th century to middle of 20th century. Many of them built their manors, villas and seaside resorts along its beachfront.

The exact location of Baywind Residences is at 93B, 93C and 95 Lorong N Telok Kurau. Telok in Malay means ‘bay’ and the word Kurau will be translated to “mango fish” so effectively Telok Kurau means Mango Fish Bay. Before the 1980s when Kampongs have not been phased out, on East Coast Road was where Telok Kurau, a malay village was located. Before the Second World War, Indians are commonly seen in Telok Kurau. The cows that they reared were often seemed roaring freely on the public roads. These cows were led from house to house and whoever needed to buy some milk, the cows were milked on the spot.

From the 1960s, the Telok Kurau area has been known as a tranquil and sleepy suburbs  in the Katong area and is known to be a residential enclave for the middle class. This suburbia covers rougly the Telok Kurau Road, intersect by many small road such as Lorong N, M, L, K, J, H, G of Telok Kurau, Joo Chiat, St Patrick’s and Jalan Baiduri. The mediocre buildings with a blend of semi-detached houses, terraces, modest bungalows as well as the low-rise condominiums together with the small businesses and coffeeshops is one of the main attributes to the charm on this part of the Katong. Although Telok Kurau has been undergoing urban redevelopment, it is still able to maintain its charms.

A good example will be the Joo Chiat area which contains the 20th century early architecture of Singapore, which is blending influences from Chinese, Peranakan as well as English colonial styles and techniques.

The Joo Chiat neighhourhood was gazette under the status for conversation of national heritage in 1993. Some of these shophouses are still homes to many. Some of these properties have also been converted in to different commercial usage such as cafes and also restaurants which serve authentic and traditional Peranakan cuisines. 

Though there are plenty of heritage buildings here, but this neighbourhood has very little large sized and tall developments and there is not at all any public housing around which gives it is exclusivity. The land plot of Baywind Residences is a combined site that comprises of 95, 93C and 93B Lorong N Telok Kurau which belonged to 2 semi-detached houses and 1 bunaglow. This freehold land parcel was put up for sale on the 19th November 2020 with a reserved price of $25 million. It was successfully acquired by developer Baywind Properties Private Limited, a joint venture of ABR Holdings Ltd and LWH Holdings Private Limited, on the 29th December of 2020. The wining acquisition price was at $23.6 million.

The land parcel had drawn many interests from both overseas investors and local real estate developers. The attentions of these parties were capture with the various amenities and attractions that can be found within the site.  Many of them were looking out to get land plots to construct boutique developments as the confidence levels of local new entrants and established developers have risen which they believe that the demand locally for upgrading to new apartments or condominiums will be rising continuously in the next coming months.

The freehold site of Baywind Residences has a total plot size of approximately 18,507 square feet and with a gross plot ratio of 1.4. This gives it a total gross floor area of approximately 27,724 square feet. Subjected to the approval by the Urban Redevelopment Authority, the plot has the potential to redevelop into a boutique residential development that comprises of 24 units. The South frontage of the site will be the Auralis and Chris Methodist Church which are located along Lorong N Telok Kurau. Towards its west direction will be the Emprado Suites and on its east frontage will be The Lucent. This site is a quite regular shaped land parcel.

Highlights of Baywind Residences

Transport Network
Baywind Residences is approximately 500 m away or estimated between 6 to 7 minutes’ walk to the up and coming Marine Terrace MRT Station. This station will be operating the new MRT Thomson East Coast Line. Before the construction of this MRT Service Line, this area seems to be only accessible via bus to reach the nearest MRT Station which is the Kembangan MRT Station. With the completion of this MRT Line, it will actually help to enhance much on the connectivity of the entire Katong area which inclusive of the Telok Kurau neighbourhood, making this locality more desirable for property hunters. The Marine Terrace MRT Station together with the MRT Thomson East Coast Line will be ready by 2023 which is inline when this development is completed. The MRT Thomson East Coast Line is medium sized subway station. It is approximately 43 kilometres long and will serve 32 MRT stations. It will be one of the longest unmanned lines in the world. It will start at Upper East Coast then to Bedok South, Marine Parade, Kallang which are parallel to East Coast then run westwards to Marina Bay and Orchard Road before heading north to the mature townships of Bishan and Ang Mo Kio and pass through Upper Thomson before moving up north to the Woodlands MRT Interchange Station which interchanges with the MRT North South Line. The terminus point will be at the Woodlands North MRT Station which will operate the upcoming Johor Singapore RTS. For future residents of Baywind Residences, this means that they could easily access to the Orchard Road as well as the downtown financial district directly without the need to transit to other MRT service lines.

The Kembangan MRT Station is approximately 1.2km away future residents can access to this MRT Station via the many bus services that are along the main roads East Coast Road. Alternatively they could take a stroll or cycle along the Siglap Park Connector at the end of Lorong N Telok Kurau to access directly to the MRT Station. The Kembangan MRT Station is operating the MRT East West Line. The MRT East West Line is the second to be constructed and is the longest MRT service line at approximately 57.2 kilometres in length serving 35 stations. As it implies, this MRT line is serving the connectivity to both the western and eastern regions of Singapore Island. This MRT line starts running from the industrial estate Tuas then to the sprawling township of Jurong before it heads to the “school district” wtechere the universities and polytechnics are at Clementi and Dover. It then heads east to the Central Business District as well as the city fringes which there various MRT interchange stations along the way. It also pass through famous food haunts like Tiong Bahru and Geylang before it heads down to the Tanah Merah MRT Interchange Station which one can continue the ride to end up in recreation spot of Pasir Ris or interchange to the Changi International Airport.
